THE BACKGROUND

Berry Lane is a parcel of land located in the historic town of Berry. Just 90 minutes from Sydney, the town is hugely popular for holidaymakers, weekend visits, and weddings. It’s also superbly located: a country town just 10 minutes from the picturesque beaches of the NSW South Coast.

Purchased by New Horizon Property in 2022, the view for Berry Lane is that it will be the most prestigious land estate within the Shoalhaven LGA and Kiama LGA.

THE TASK

Having first knocked on Woodhill’s doors just four months prior to the acquisition, New Horizon Property engaged us to undertake a detailed assessment of the development site and design a plan to maximise its potential.

The site was acquired, we were appointed as Exclusive Sales and Marketing Agents and immediately commenced the implementation of our custom-built strategy.

THE CHALLENGE

Development applications submitted to the Shoalhaven local council are notorious for being resolved late or not at all, and Berry Lane is no exception. The project therefore was launched without a DA. Woodhill’s concept of ‘Country Coastal’ injects romance into the project, influencing all the marketing collateral, entry road statement and landscaping.

The target market is also generally conservative when there is no DA approval, so our strategy began at a local level, then state and Australia-wide project builders.

THE RESULT

The project was launched with 32 lots. Within four months, 65% of these lots were sold above the feasibility price first set.
