The Opportunity

Two related Berry transactions demonstrate Woodhill Property’s capabilities across both acquisition and disposal—and the strategic discipline required to transform adjoining holdings into a single, highly valuable asset.

142 Woodhill Mountain Road

The property comprised 100 contiguous acres of cleared, RU1-zoned pasture with approximately one kilometre of permanent creek frontage, within walking distance of Berry township.

Largely unimproved, with only a barn and an approved building envelope, the property presented a clear development opportunity.

Woodhill Property was mandated to maximise its value within four months. Through a targeted, advisory-led campaign focused on communicating the property’s long-term potential, it sold for $6.815 million—equivalent to $68,150 per unimproved acre.

Comparable holdings in the surrounding market are now valued above $10 million, validating the strategic assessment at the time of sale.

114 Woodhill Mountain Road

This underutilised 1.5-acre parcel occupied the primary access point to the adjoining 100-acre estate Woodhill Property had sold 12 months earlier.

The site constrained the larger estate’s full potential, and Woodhill Property identified its acquisition as the key to unlocking additional value.

A proposal was developed for the owner of the 100-acre estate to acquire 114 Woodhill Mountain Road, enabling the properties to operate as an amalgamated holding without legal consolidation.

Following an eight-week negotiation, the property was secured for $3 million. Leaseback arrangements, make-good provisions and agreed works were structured to meet the needs of both parties.

The Outcome

The acquisition created several value opportunities, including improved gated access, provision for manager’s quarters, enhanced security and the potential for an additional short-term accommodation dwelling.

The combined holding is now considered one of the Berry market’s most strategically positioned and valuable rural assets.
