389 Bong Bong Road

Horsley NSW

The Opportunity

389 Bong Bong Road is a large-scale mixed-use site with the potential to deliver one of the Wollongong LGA’s most significant integrated residential offerings.

The RU2- and E1-zoned site is positioned within the Horsley urban growth area, an emerging residential corridor in the Wollongong LGA.

Woodhill Property is engaged alongside Colliers Wollongong to maximise the asset’s development potential across three possible pathways: a single-line disposal, staged disposal or full development.

With construction costs expected to exceed $430 million, excluding civil works, and land representing as little as 5% of the total cost, intelligent product placement, sequencing and sales absorption are critical to the project’s success.

The Developer

Vinta Property Group acquires underperforming assets with patient capital, progressing planning to maximise the net present value of revenue and profit – including taking projects through to development and retention where appropriate.

The Masterplan

Recommended pre-market work includes refining the masterplan, preparing a draft subdivision plan, pursuing FSR uplift through affordable housing provisions and introducing townhouse product.

The proposed townhouses would bridge the gap between house-and-land packages and apartments—a residential typology currently absent from the surrounding market.

The Sales Strategy

The mandate has produced a tailored project marketing and wholesale strategy designed to broaden buyer appeal, reduce apartment exposure and facilitate staged settlements.

The project demonstrates Woodhill Property’s capability across complex, capital-intensive and long-term development mandates.
