Berry Lane is one of the most prestigious land estates brought to market within the Shoalhaven and Kiama local government areas.
Woodhill Property was engaged before acquisition to assess the site’s potential and develop a strategy to maximise its market and development upside. Following acquisition, Woodhill Property was appointed exclusive sales and marketing agent and launched the project ahead of Development Application approval, responding to the realities of the Shoalhaven planning environment.
The project gained market traction before receiving DA approval—an outcome supported by a fully integrated strategic and creative approach.
The Masterplan
A five-stage release program is in place, structured to drive early absorption while building pricing momentum across subsequent stages. Stage 1 is anticipated to register in April 2026.
THE CHALLENGE
Development applications submitted to the Shoalhaven local council are notorious for being resolved late or not at all, and Berry Lane is no exception. The project therefore was launched without a DA. Woodhill’s concept of ‘Country Coastal’ injects romance into the project, influencing all the marketing collateral, entry road statement and landscaping.
The target market is also generally conservative when there is no DA approval, so our strategy began at a local level, then state and Australia-wide project builders.
The project was launched with 32 lots. Within four months, 65% of these lots were sold above the feasibility price first set.
The Location
Located 90 minutes from Sydney and ten minutes from the beaches of the South Coast, Berry Lane sits within one of New South Wales’ most tightly held lifestyle markets.
Berry’s year-round appeal attracts holidaymakers, wedding visitors and weekenders, creating consistent demand for limited property stock.
