The Opportunity
One of the most challenging and strategically important apartment portfolios in Sydney’s North-West—and the kind of mandate that defines Woodhill Property.
The brief was to restore buyer confidence, reposition the product identity, accelerate sales absorption and enable Alceon to recover its capital across 521 unsold apartments spanning five sites.
The Sales Strategy
Woodhill Property has completed a full brand transition.
A six-phase launch strategy has been developed, comprising agent re-engagement, a registration campaign, VIP launch, public launch, pricing escalation and a structured sell-out targeted by Week 30.
The Investment Opportunity
Sanctuary Quarter in Rouse Hill was being positioned concurrently as a single-line build-to-rent opportunity. The campaign targets institutional buyers at a 4.25–4.75% capitalisation rate, presenting a potential exit pathway of $130–146 million.
The Project Team
The combined appointment of Woodhill Property and Ray White Projects—supported by Alceon and Formus as the visible institutional managers—provides the credibility, capacity and discipline required to deliver a portfolio workout of this scale and complexity.
