Portfolio review, strategy and structured execution
RESULT
92 Charles Road sold for $4m in 4 days, 530sqm land only
The Holloway Family Trust
Kiama, South Coast, NSW
The Opportunity
Four residential properties in Kiama, held by an intergenerational family trust, presented strong underlying land value but underperforming income and no coordinated portfolio strategy.
Woodhill Property was engaged to undertake a comprehensive portfolio review and develop a structured value-add plan. The brief was to create an income-positive, family-friendly and low-maintenance portfolio.
The Portfolio Strategy
The agreed strategy comprises four phases:
Phase One—divest a non-core asset.
Phase Two—pursue a joint venture development through a partial site sale, releasing capital while securing a new residential outcome.
Phase Three—reposition a beach house for combined family use and short-term accommodation.
Phase Four—create an additional income stream through six luxury cabins on the rural holding.
The Results
Phase One was delivered through a targeted, advisory-led sales strategy designed to accelerate buyer engagement and create competitive tension in a market where comparable assets were averaging more than 180 days on the market.
Through controlled off-market buyer targeting, a purchaser was secured within 11 days. The property exchanged unconditionally for $500,000 above expectations and approximately $800,000 above a comparable neighbouring transaction. The entire marketing budget was returned to the client.
The Next Phase
Phase Two is now underway as part of the broader implementation program.
